Khata is loosely defined as an account. Any person who owns property within Bruhat Bengaluru Mahanagar Palike jurisdiction needs to have a Khata. When licensing property for trade or applying for a loan, khata is an important document to have. It is extremely cruical to have a Khata when filing property tax, as it provides important details like name of the owner, size of building, location of the property and other details.
The Khata consists of 2 things:
a) Khata Certificate
b) Khata Extract.
Why do you need a Khata Certificate
A BBMP Khata certificate is required for any property sale related activity. One of the major reasons why you need Khata is for registration of new property. Second most important reason why you need a Khata is during the transfer of any property.
How to get a Khata certificate
When applying for a Khata certificate, the owner has to give a letter along with the relevant and latest property tax payment receipts. The standard fee of the certificate is Rs.25/- per property. It is important that all tax for the property is paid only then can the certificate be obtained. This certificate will enable you to apply for water connection, electricity connection or acquiring any commercial license.
b) Khata Extract
This document consists of details of the property from the assessment register. The issue of the trade license or commercial license of this particular property depends on this. The details like size of property, use of the property as commercial or residential etc, the valuation of the property as per last assessment etc. The Khata is extract is valid for 5 years and is obtained by paying Rs.100/- per extract.
Eligibility for obtaining Khata
Owners or property holders who have property in the BBMP jurisdiction must get a Khata. Any person who has a Khata does not become the owner of the property but identifies that person as the one responsible to pay property tax on the said property. As mentioned before the tax payments are especially important when applying for licenses and house loans.
Document required for Khata registration
Along with the registration form and a letter of application you need to submit following
i. Title deed (Reconveyed documents from BDA in case of BDA Reconveyed areas)
ii. Tax paid receipts and Khatha details
iii. Sketch of your property showing its boundaries and location of site
iv. Improvement Charges
v. National Saving Certificates for Rs.200/-
vi. Encumbrance certificate for vacant sites
vii. Flow chart of title
Transferring of Khata
When a transaction takes place both the seller and the buyer have to inform the BBMP within three months of the transaction. In case of death of either party, within one year.
